Modular Homes in Washington State

Once we jumped into the Park Model and Tiny House building world we wanted to continue to explore other affordable housing options for our clients. With Park Models and Tiny Houses being maxed out at 400 SF we wanted to look into building a larger affordable prefab home in Washington state that was also built off-site but would fit the needs of families with a couple of kids. Providing the perfect combination of tiny home affordability with the comfort of a full-size home, West Coast Homes now offers a modular home in Washington state. We were able to design two pods that are built separately in our warehouse but are attached together on-site to create a small 878 sq ft 3-bed, 1-bath Washington state modular home. Although small, this affordable prefab home packs in all the essentials, a spacious bathroom complete with a laundry nook, a mudroom, beautiful u-shape kitchen and large windows throughout. This Washington state modular home is a great option for first-time home buyers or could also be a prefab ADU in a backyard—the options are endless.

Benefits of Modular Homes in Washington

Affordability: Because modular homes are prefab, meaning they are built off-site and assembled on-site, they tend to cost less in materials and labor.

Short Build Time: Due to efficiencies in process and assembly time from the start of your Washington modular home build to move-in is considerably shorter than it would be with a traditional stick-built home.

Quality Control: Built to the same standards as a site-built home—and our own WCH high standards—but in the more tightly controlled environment of our warehouse, a modular home build offers a level of consistency at every step that you can have confidence in.

Purchase Flexibility: Our Washington modular home model sits at the sweet spot of being more affordable than a traditional stick-built home while also qualifying for a wider range of financing options than other, similar housing options like mobile homes. High-quality, well-maintained modular homes like our model also can retain value similar to a stick-built home.

Modular Homes – Our Washington modular home model is built to the International Residential Code (IRC) and the Washington State Energy Code (WSEC) just like a typical site-built home. A modular home in Washington state could be used as the main dwelling on a piece of property or could also be used as a prefab ADU (Accessible Dwelling Unit) as a secondary dwelling on a property that already has a main dwelling. Keep in mind that local jurisdictions have authority and insight into what is allowed for your property. Some properties can have up to two ADUs while others may not be allowed to have any.
